WaterColour Management Company Ltd - April 2026
Footpath Survey - Additional Information
The three original quotes obtained by the previous directors would have resulted in a potential one-off charge per property in the region of £900 on top of the annual estate service charge.
The two proposed options both benefit from moneys already held by the company; i.e. circa £80,000 specifically provided by Vistry/Linden to rectify the poorly constructed paths and the balance from estate reserves.
Whilst Option 1 has lower up-front costs than Option 2, its shorter expected lifespan means that additional future expenditure will be required sooner and more frequently than under Option 2.
Over the longer-term, the costs of both options might be expected to be reasonably similar, meaning that the choice between the two options could largely be made on practicality and appearance.
As a very rough approximation, the annual costs per property for the initial renovation and ongoing maintenance of the paths under either of the options is likely to be around £35-40 per property in today’s terms. Under Option 2, however, there is an immediate requirement to take some of the funds from the current estate reserve, with the ongoing cost under this option initially being required to rebuild those reserves.
