History

The Watercolour Estate in Redhill was developed by Linden Homes and Barratt Homes between 2007 and 2014. Prior to this, the land was Holmethorpe Gravel Quarry.

The Estate

The Watercolour Estate consists of approximately 590 privately owned houses and flats, along with homes managed by housing associations. The Estate also features a range of commercial properties and services, including Tesco Express, Watercolour Community Space, Kiddi Caru Day Nursery and Pre-school, Acorn Court Care Home, Holmhurst Medical Centre, Kamsons Pharmacy and The Village Veterinary Centre.

Watercolour Management Company

The Watercolour Management Company is dedicated to ensuring a high-quality living environment for all residents, while striving to keep service charges as affordable as possible without compromising on the quality and value of the services provided.

When the Estate was first developed, Linden Homes established the Management Company. All property owners in the Estate are considered 'members' or 'shareholders', contributing to the service charges for the work the Management Company carries out on behalf of all residents. The Management Company is responsible for maintaining the common areas, as well as roads not adopted by Surrey County Council, shared boundaries, footpaths, fences, benches, front gardens and other communal facilities.​

Initially, the Management Company was managed by Linden Homes, but in April 2024, ownership was transferred to the residents. It is now run by a group of unpaid volunteer homeowner directors, ​

Estate Management

The Watercolour Management Company has engaged 'Trinity Estates' to oversee the management of the estate on it's behalf. Trinity Estates handles various contracts, as well as the preparation and collection of service charges and other financial matters. Any enquiries related to the Estate should be directed to Trinity Estates.

Service Charge

An annual service charge is applied to all homes and commercial properties on the Estate to cover the costs associated with landscaping and gardening (including the maintenance of residents' front gardens), as well as the upkeep of private roadways, footpaths, green spaces, lighting, cleaning and any other services that fall under the Management Company's responsibility. Service charges are calculated based on whether a resident lives in a house or a flat block, with charges for flat blocks applied individually to each building. Social housing properties benefit from a discounted, fixed charge that increases each year in line with inflation. The Management Company also sets aside funds to cover occasional significant capital expenses, ensuring that, as much as possible, the service charges remain stable.​​​
